Yes—I encourage you to join me when possible. Walking the property together gives you a better understanding of the home and lets you ask questions in real time. I want you to feel comfortable with the process, and I’ll stay with you until your questions are answered. Payment is due after the inspection is completed to your satisfaction.

To get the most out of your inspection, it’s important to review these materials:
1. Standards of Practice: Familiarize yourself with the Home Inspection Standards of Practice to understand what is covered during the inspection.
2. Code of Ethics: Review the Code of Ethics to learn about the professional standards I follow.
3. Inspection Agreement: Read and sign the inspection agreement before we begin. This outlines the scope of the inspection.
4. Inspection Report: Go through the full inspection report, not just the summary, to get a complete understanding of the findings.
5. Home Maintenance Book: I’ll provide you with an InterNACHI® Home Maintenance Book at the end of the inspection, which includes valuable tips on maintaining and repairing your home.
Taking the time to review these resources will help you feel informed and confident about your inspection and your property.

My responsibility is to evaluate the home’s condition on the day of the inspection and report what I observe. I’m a generalist, so I look for visible defects and signs of concern, not future failures or warranties. Homes naturally wear over time, so an inspection cannot predict every issue. What you do get is a professional, objective report that helps you make a confident decision.

Scheduling is simple. Contact me to request a date and time, and I’ll help you set up the inspection that fits your timeline. If you need a standard home inspection, radon testing, or mold inspection, let me know when you book so I can plan for it from the start.

Most inspections take a few hours, but the exact time depends on the size, age, and condition of the property. A larger or older home may take longer. I’d rather take the time to do it right than rush through anything important, wouldn’t you?

Absolutely. I work with buyers, sellers, and current homeowners. If you’re buying, a home inspection helps you understand the property before closing. If you’re selling, a pre-listing inspection can help you spot issues early and avoid surprises later.
